Every slope is photographed, and the attic is checked from inside. What we find goes into a written report, slope by slope.

  • 45 minutes at the house
  • 48 hours to the quote
  • 10 years on workmanship

Most inspections start with a question. What does this roof need before I buy the house? Where is this stain coming from? The report answers yours, and when the roof needs work, a written quote follows it.

When to book a roof inspection

  • You are buying a house and want to know what the roof needs before you close
  • You are selling, and want to hear about the roof before the buyer's inspector does
  • A stain has appeared and you want to know where it starts
  • The roof is 20 years old or more and nobody has looked at it lately
  • Your insurer has asked about the condition of the roof

In escrow? When you book, tell us the day your inspection period ends.

If water is dripping through a ceiling now, skip the inspection and start with roof leak repair.

What we look at

  • Flashing at every wall, chimney, skylight and vent
  • Valleys, and the roof edge above the gutters
  • On tile, a few tiles raised so we can check the felt
  • On shingle, curled tabs, bare patches and lifted edges
  • On flat sections, drains, scuppers, seams and the rings where water has stood
  • In the attic, daylight, damp or stained wood, and the vents

What you get

  • Photos of each slope and of every problem we find
  • A written report, slope by slope, that says which slopes we walked and which we read from the ladder
  • If the roof needs work, a written quote in 48 hours, with the priced-if-found lines on it
  • All of it yours to keep, whether you hire us or not

How the visit goes

  1. Call or send the form. We phone you inside a few hours to book a time.
  2. About 45 minutes: the roof first, the attic after.
  3. The photos and the written report come to you after the visit.
  4. If anything needs doing, the written quote follows in 48 hours.

Pricing the work it finds

Work the report turns up gets a written quote like any roof repair or roof replacement, with the same priced-if-found lines. Its price depends on:

  • What the report found, and where on the roof
  • Whether the roof is tile, shingle or flat
  • What may be under the covering, which the quote prices per sheet and per foot and charges only if found

Questions about inspections

Is this the same as a home inspection?

No. A home inspection covers the whole house, and the standards home inspectors work to don't require walking the roof. Ours covers only the roof and the attic under it, for about 45 minutes.

What if the inspection finds nothing wrong?

Then the report says so, slope by slope, and the photos show each slope as we found it. There is no quote to read.

Do you inspect tile and flat roofs?

Yes. On tile we raise a few tiles to check the felt, and on flat sections we check every drain and seam.
