A tile roof can leak in three rooms while every tile on it looks fine from the street. The tiles keep off the sun and most of the rain. What stops the water is the felt under them, and in the Los Angeles heat that felt is the part that gives out.
Two tile jobs
A tile repair resets slipped tiles and replaces cracked ones. Where the leak is at a wall, it rebuilds the flashing there too. It suits one leak over felt that is still sound.
A lift and relay suits a roof with water coming through in two rooms or more. Every tile comes up and is stacked beside the work. New underlayment then goes down over the wood, and your own tiles go back on top.

When the felt is the problem
- Stains in rooms with no cracked tile above them
- Leaks that move from room to room from one winter to the next
- Torn or crumbling felt showing at the roof edge
- Ridge mortar that has cracked and come loose
- 1990s tile still on its first felt, or older tile that has never been relaid
How a lift and relay goes
- At the free quote visit we raise a few tiles and look at the felt under them. That is how we know which of the two jobs you need.
- Your written quote comes in 48 hours, with the relay priced and a price per tile for any that crack.
- We lift the tiles and stack them, the main tiles in one stack and the ridge and edge pieces in another, so each goes back where it came from.
- The old felt comes off down to the wood. Soft decking is photographed, counted and sent to you before we replace it.
- New underlayment and flashing go down, then your tiles go back on the battens.
- The final bill matches the quote, plus only the tiles and sheets you said yes to.
Priced if found
Two things on a tile roof stay hidden until the tiles are up. Both are on your quote with a price before we start, and charged only if they turn up.
- Cracked tiles, replaced to match. Per tile. Old tile can crack coming up or going back down, even when it looked fine on the roof.
- Rotted decking. Per sheet of plywood, under the old felt.
What the tile price depends on
- A repair at one leak, or a relay of the whole roof
- Clay or concrete tile, and its profile
- Two-piece mission tile, which is slower to lift and relay than one-piece S tile
- How steep the roof is, and whether the house is one story or two
After the relay
Your own tiles are back on the roof, over new felt and new flashing. The relay carries 10 years on workmanship, counted from the date on the final bill.
Questions about tile
Can I walk on the roof to look?
Please don't. A tile spans from one batten to the next and snaps in the middle under a boot, and a cracked tile is a new leak. Tell us what you can see from the ground.
Will replacement tiles match?
Close, when they are new. Tile weathers at its own pace, so a new piece can read a shade off after a few years. If your tile shape is no longer made, we tell you at the visit.
Does the plywood come off too?
Only where it is soft. Sound plywood stays, and soft sheets are replaced at the price per sheet on your quote.

Two numbers. They match.
The one on the quote and the one on the bill. Book the free visit, or call and ask what happens when the deck turns out to be soft.
