Most repairs are at a join: the flashing where the roof meets a wall or a chimney, the valley between two slopes, the seal around a vent pipe. Opening a join can show wet plywood under it. So before we touch it, your quote already says what a soft sheet of decking or a rotted length of fascia will cost.
When to call about a repair
- A water mark on the ceiling that spreads with each storm
- Shingle tabs folded back or missing after a Santa Ana wind
- Tiles slipped out of line along the eaves
- Rust or a gap in the metal where the roof meets a wall
- Daylight in the attic, or dark wood around a vent pipe
- Water running down the inside of a wall after rain
Repairs we quote
- Flashing. Sheet metal that turns water away where the roof meets a wall or chimney. Rebuilt in new metal and priced per piece.
- Valleys. The channel between two slopes, which carries the most water and collects the most leaves. Cleared, and relined where the old lining has worn out.
- Vent pipe boots. The seal where a plumbing vent comes through the roof. Sun splits it, and water follows the pipe down.
- Slipped and cracked tiles. Reset, or replaced to match. More on tile roof repair.
- Lifted and missing shingles. Replaced, with the nailing checked on the shingles around them.
- Soft spots. Decking gone soft under the covering, cut out and replaced. Priced per sheet.
How a repair goes
- Call or send the form. We phone you inside a few hours and book the free quote visit.
- About 45 minutes: the roof first, then the attic under the stain.
- Your written quote comes in 48 hours. It prices the repair, and gives a set price per sheet and per foot for anything wet underneath.
- On the day, we open only the section the quote names. If the wood under it is soft, we photograph it, count it and send it to you before we replace any of it.
- Your final bill is the repair price, plus only the found lines you said yes to.

What the repair price depends on
- Which part failed, and how much covering we lift to reach it
- Whether the roof is tile, composition shingle or flat
- How far the water traveled under the covering before it showed inside
- The pitch of the roof, and its height
Soft decking and rotted fascia are not in the repair price. They sit on lines of their own, priced in advance and charged only if we find them.

We tell you at the visit. If the roof has years left, the quote is for the repair. If it is near the end, we write that down and price a roof replacement beside the repair.
