- 45 minutes at the house
- 48 hours to the quote
- 10 years on workmanship

On a lot of roof replacements the price changes once, on the day the old roof is off and the plywood underneath is soft. Ours is written to hold through that day. One line prices the whole job. Four more lines price what might be hiding under the old roof. Each is charged only if we find it.
Signs the roof is ready to come off
- Shingles curling at the corners, with bald spots where the grit has worn away
- Shingle grit washing into the gutters every time it rains
- Water coming through in two rooms or more, or the same leak back after a repair
- A low spot in the roofline you can see from the curb
- Composition shingle from the 1990s that is still the first roof on the house
- Leaks in two or more rooms below tile that looks whole, which a lift and relay often fixes without a new roof
What the whole-job price covers
- Tear-off of every layer we count at the visit, down to the plywood
- A walk of the whole bare deck by the crew lead, before anything new goes on
- New underlayment over the deck, then the new roof
- Flashing and vents
- Tarps over the garden and the pool, and nails swept up by magnet every day
Priced if found
These four lines are on every replacement quote, each with its own price, before the old roof comes off. Whatever we don't find isn't charged.
- Rotted decking. Per sheet. A sheet is 4 by 8 feet of plywood.
- Rotted fascia and rafter tails. Per foot, cut out and replaced in new wood.
- A second layer under the old roof. Per square. One square is 100 square feet.
- Flashing rebuilt in new metal. Per piece, where the roof meets a wall or chimney.
How the job goes
- The free quote visit, about 45 minutes. We count the layers and measure the pitch.
- Your written quote comes in 48 hours, with the whole-job price and a price on each of the four lines above.
- We pull the permit, since a replacement usually needs one. You pay the city's fee to the city, never inside our number.
- The garden and the pool go under tarps, and the old roof comes off.
- The crew lead walks the bare deck. Anything found is photographed and counted, and the photos come to your phone with your quoted price beside each line.
- You say yes in writing before any of it is replaced. Say no, and we dry the roof in that day. You pay only for the work done up to that point, at the prices on your quote.
- New underlayment, flashing and vents go on, then the new roof. The roof is never left open overnight.
What the whole-job price depends on
- How many squares the roof measures, and its pitch
- How many layers we count at the visit
- What goes on: composition shingle, or new cap sheet on a flat section
- Chimneys, skylights and walls the new roof is flashed against
- One story or two, and the distance from the street to the roof
What you hold at the end
Two papers with the same whole-job price on them: the quote you said yes to, and the final bill. The bill adds only the found lines you approved, each one ticked for its photo and your yes.
Your warranty is two ticked lines on the final bill. For 10 years from the date on that bill, any repair that traces back to how we installed your roof is billed at $0. The second line covers the material, and the maker sets its term.

Questions about a new roof
Can you lay the new roof on top of the old one?
Not on our jobs. Every old layer comes off, because the plywood we price is under there, and you only see it with the old roof off. A second layer we couldn't count at the visit is already priced per square.
Do we need to move out during the job?
No. Tear-off day is the loud one. Keep the driveway clear for the trucks until the new roof is on.
What if nothing turns up under the old roof?
Then the final bill is the whole-job price and nothing more. The four found lines stay on the paper, unused.
What about a tile roof?
The felt under LA tile wears out first, so a leaking tile roof usually needs new underlayment, not new tile. We lift the tiles, lay new underlayment and put the same tiles back. That job has its own page: tile roof repair.
