Leak repair · Los Angeles County

Roof leak repair in Los Angeles: a tarp today, a written quote after.

A leak is two jobs: stopping the water today, and fixing the roof once it is dry. The second is quoted in writing before it starts.

  • 45 minutes at the house
  • 48 hours to the quote
  • 10 years on workmanship
Old felt peeled back on a bare roof deck to show a dark water-stained patch of plywood

Water that reaches a ceiling has usually traveled. It gets in at a join on the roof, then follows the wood downhill until it finds a gap to drip through, sometimes a room away. Finding that join is the repair, and it is far easier to do on a dry roof.

Need a tarp today?

Call and tell us which room the water is in. When we get there, a tarp goes over the wet section, and then we look at the attic under it. The repair itself comes later, on a dry roof, because new felt and sealant won't bond to a wet one.

Until the tarp goes on

  • Catch the water in a pan or bucket set on an old towel.
  • If the ceiling under the drip is bowing, keep that room empty.
  • Don't touch any light or outlet the water has reached.
  • Nobody goes up on the roof but us. A wet roof is slick, and the tarp is our job.
  • Photograph the stain, so you can tell us if it grows.

Where LA roofs let water in

  • The flashing where a stucco wall or chimney rises out of the roof
  • The seal around a plumbing vent, split by the sun
  • A valley choked with leaves from the tree above it
  • Worn-out felt under tiles with nothing wrong with them, explained on tile roof repair
  • Open seams and blocked drains on a flat roof, explained on flat roof repair
  • The curb around a skylight

How the leak gets fixed

  1. The day you call. We keep the water out and look at the wood in the attic under the stain.
  2. On a dry day. We trace the stains on the attic wood uphill to the join that let the water in.
  3. In 48 hours. Your written quote for the permanent repair, with soft decking priced per sheet and rotted fascia per foot.
  4. After your yes. The repair, and a final bill that matches the quote plus only the found lines you approved.

What the repair price depends on

  • Where the water enters, and how much covering we lift to get at it
  • Whether the felt or the plywood under that spot got wet
  • The covering: clay or concrete tile, shingle, or cap sheet
  • One story or two, and the pitch

Questions about leaks

It only leaks in heavy rain. Can it wait?

Not past the next storm. Every storm soaks the same plywood, and wet plywood turns soft. Book the free quote visit for a dry day soon, while it is still a repair.

Is the tarp the repair?

No. The tarp keeps the room dry until the roof dries out. The repair is quoted on its own, like any roof repair, and goes ahead only after your yes.

Can you tell where it's leaking over the phone?

Not with any confidence. The stain shows where the water lands. Tell us the room and the spot on the ceiling, and we start the search on the roof above it.
